What is Design Intent?

A modern landscape is a construction site. It involves complex interactions between water, soil, biology, and hard structures. A sketch on the back of a napkin is not sufficient instruction for a contractor spending $100,000 of your money.

At Regenerative Designs, we produce Design Intent Documentation using Vectorworks Landmark. This provides a technical roadmap that resolves complex issues on paper (or screen) so they don't become disasters on site.

The Four Pillars of a Master Plan:

  1. Spatial Layout & Flow: We use Enscape 3D to test sightlines and flow. Does the deck connect logically to the pool? Is the privacy screening actually high enough to block the neighbor's window?

  2. Soil Ecology: A native garden will fail if the soil conditions aren't right. We specify soil conditioning and preparation to ensure your investment thrives.

  3. Council Compliance: We ensure the ratio of soft-fall to hard-surface meets local council requirements (DA/BA), preventing costly hold-ups at the final certification stage.

  4. Lighting & Materiality: We create schedules for lighting layouts and material finishes, ensuring the "look and feel" matches the architecture of the home.
